Grounds Maintenance Specialist

Position Summary

Responsible for the ongoing maintenance of the equipment for the grounds.

Essential Functions and Responsibilities

•Ensures the CAPLICO Core Values and Code of Conduct are adhered to at all times.

•Ensures compliance with Resident Rights and HIPAA policies at all times.

•Coordinates with appropriate facility staff when scheduling/planning all jobs.

•Maintains all lawns and shrubbery, including but not limited to watering, weeding, mowing, and trimming.

•Picks up all outside litter. Keeps grounds and parking areas tidy.

•Maintains all equipment, lawn tractors, mowers, etc.

•May perform other duties as assigned by the Executive Director.

•Water potted plants.

•Mow, weed-eat, trim hedges rotate through campus.

•Maintain flowerbeds.

•Trim limbs touching the buildings, vehicles that drive past or people's heads when they walk under them.

•Remove dead plants and trees, transition to more mulch less vegetation.

•Manage irrigation systems with maintenance assistance.

•Odds and ends and complete all other tasks not completed during the week.

•Able to climb ladders and/or clean debris out of rain gutters by other means.

•Always utilize appropriate caution/safety signs.

•Stay in communication with Maintenance Director and Executive Director daily.

•Other duties as assigned by management.

Supervisory Responsibility

•None.

Work Environment

•Works all throughout the community/facility.

•Requires standing, walking, twisting, bending, kneeling, stooping, stretching and frequent heavy lifting of items.

•May be subject to the handling of and exposure to hazardous chemicals.

Physical Demands and Sensory Requirements

(With or Without the Aid of Mechanical Devices)

•Must be able to move frequently throughout the workday.

•Requires hand-eye coordination, manual dexterity, normal range vision or the use of prosthetics that will enable the senses to function adequately to ensure that the requirements of this position can be fully met.

•Must be able to function independently, have personal integrity, flexibility and the ability to work effectively with residents, employees, visitors and support agencies.

•Must be in a good general health and demonstrate emotional stability.

•Must be able to relate and work with the disabled, ill, elderly, emotionally upset and at times, hostile people within the facility.

•Must be able to push, pull, lift and carry up to 100 pounds.

Specific Requirements

•Must be able to read, write, speak, and understand the English language.

•Must be capable of using hand tools, backpacks, mowers, lawn tractors and motor vehicles.

•Be a minimum of 18 years or age.

•Must be able to obtain criminal history clearance.

•Must comply with all training requirements.

•Must not pose a direct threat to the health or safety of other individuals in the workplace.

•Possess the ability to make independent decisions when circumstances warrant such action.

•Ability to be calm and level-headed in emergencies.

•Possess ability to work harmoniously with other personnel.

•Follows written and oral instructions.

•Maintain patience, tact, cheerful disposition and enthusiasm, as well as ability to handle residents, staff, and visitors, based on whatever maturity level they are currently functioning.

•Valid driver's license; must possess and maintain a clean driving record with no major violations.
